Most contractors have little recourse when mistreated by companies. In practically every business other than property preservation, when one works on a property and is not paid, state laws are in place that allow the one that did the work to place on lien on the property. Of course if you want to be a property preservation contractor you are required to relinquish this right by signing the following:
I hereby waive any right to claim any liens, including mechanic’s liens, against any property (or improvementsthereon) upon which I perform work, in order to secure payment for the services furnished. In addition, Ishall obtain a Lien Waiver from all of my subcontractors who I hire to perform work on my behalf. Said LienWaiver shall be the same as that described herein.
